Terms of Service

The short version

Undrly is an analysis tool, not an advisor. Its numbers are estimates built from public data and stated assumptions — verify anything that matters before you spend real money. Pro is a monthly or annual subscription you can cancel anytime. Don't abuse the service, and we'll get along fine.

1. Accepting these terms

By installing the Undrly extension, using undrly.app, or purchasing a Pro subscription, you agree to these terms. If you don't agree, don't use Undrly. "Undrly," "we," and "us" mean the operator of undrly.app; "you" means the person using the service.

2. What Undrly is (and is not)

Undrly displays rental-property analysis — estimated cash flow, cap rate, cash-on-cash return, and related figures — on real-estate listing pages you visit, calculated from listing data, public data sources, and assumptions you can adjust.

Undrly is for information and education only. It is not financial, investment, legal, tax, or real-estate advice, and no output constitutes a recommendation to buy, sell, rent, or price any property. We are not a licensed broker, lender, appraiser, or financial advisor, and no fiduciary relationship is created by your use of the service. The verdicts and scores are automated shorthand for the underlying math — not a professional's judgment about your situation.

3. Estimates, accuracy, and your responsibility

Every number Undrly shows is an estimate. Listing pages change and can be extracted imperfectly; taxes, insurance, rents, nightly rates, occupancy, interest rates, and fees are modeled or sourced from third parties and can be wrong, stale, or inapplicable to your deal. The panel distinguishes verified figures from estimates where it can, but you are responsible for independently verifying anything you rely on — with the county, an insurer, a lender, an inspector, and your own professionals — before making offers or investment decisions. Real-estate investment involves risk of loss, and outcomes depend on factors no tool can model.

5. Acceptable use

You agree not to: (a) use Undrly for anything unlawful; (b) reverse engineer, resell, or redistribute the service or its data feeds; (c) probe, overload, or interfere with our backend; (d) misrepresent your identity to us; or (e) use the service in violation of agreements that bind you, including the terms of websites you browse. You are responsible for your own compliance with the terms of third-party sites you visit while using Undrly.

6. Third-party sites and data

Undrly runs on listing pages operated by third parties (such as Zillow and Realtor.com). We are not affiliated with, endorsed by, or sponsored by any listing site. Their names are used only to describe where the extension functions. Market data, rate data, and payment processing are provided by third-party services (including AirROI, FRED, and Stripe) under their own terms; we don't control and aren't responsible for third-party services, and features that depend on them may change or become unavailable if those services change.

7. Privacy

Our Privacy Policy describes what little data Undrly handles and is part of these terms. Short version: analysis happens in your browser, we don't track your browsing, and we store only what's needed to operate licenses, payments, and support.

8. Intellectual property

The Undrly software, design, name, and content are ours and protected by law. We grant you a personal, non-transferable, revocable license to use the extension for its intended purpose. Feedback you send us may be used to improve the product without obligation to you. Listing content belongs to its respective owners.

9. Disclaimer of warranties

Undrly is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We don't warrant that the service will be uninterrupted, error-free, or that any figure is correct. Listing sites change without notice, and the extension may stop working on some or all pages at any time.

10. Limitation of liability

To the maximum extent permitted by law, we will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost opportunities, or investment losses, arising from or related to your use of Undrly — even if advised of the possibility. Our total liability for all claims combined is limited to the amount you paid us in the twelve months before the claim arose (or $50 if you paid nothing). Some jurisdictions don't allow certain limitations, so parts of this section may not apply to you.

11. Termination

You can stop using Undrly anytime by uninstalling the extension and cancelling any subscription. We may suspend or revoke access (including license keys) for violations of these terms, abuse of usage limits, chargebacks, or where required to protect the service — with a refund of unused prepaid time except in cases of abuse.

12. Changes to these terms

We may update these terms as the product evolves. The effective date above always reflects the current version, and material changes will be noted on this page. Continuing to use Undrly after changes take effect means you accept the updated terms.

13. Governing law and disputes

These terms are governed by the laws of the State of Florida, USA, without regard to conflict-of-law rules. Disputes will be resolved in the state or federal courts located in Florida, and you consent to their jurisdiction. If any provision is found unenforceable, the rest remain in effect.
